PROCEDURE

1-      The potential customer gets intouch with us by telephone or e-mail and get some information related to buying properties in Greece and getting a residency permit.

2-      The potential customer organises his/her trip to Greece in order to visit some properties.

3-      The potential customer shares his/her travel information with us, including hotel name and available hours for visiting properties. He/she signs an”acknowledgement letter” with us stating that he will be informing us in case he/she decides to purchase a property from the website’s or our contacts’ portfolios.

4-      We share the potential customer travel information with our represantatives in Greece and organise the property visits.

5-      The potential customers are picked up from their hotels in Greece by our representatives and property visits start.

IN CASE, POTENTIAL CUSTOMER DECIDES TO BUY!!!!

In this case, our solution partner “Associate” starts getting involved in the process (it is optional for the potential customer!).

First visit (recommended minimum stay: five working days)

 

1st day: Application for and obtaining of a Greek Tax Registration Number, followed by a pre-scheduled

appointment with a private doctor for the necessary medical examination. Completion and obtaining of the chest

X-ray and Mantoux test results.

2nd day: Opening of bank account.

3rd day: Free.

4th day: Receipt of Medical Certificate. Drafting of notarial preliminary agreement for the purchase of the

chosen property.

5th day: Returning back to country of origin.

Steps taken from abroadTransfer of the amount required for the purchase of the property, along with the

corresponding purchase expenses.

  1. Second visit (recommended time interval: two weeks after the first visit; recommended

minimum period of stay: three working days)

 

1st day: Visit to the bank at which the account has been opened and issuance of two bank checks (one for the

purchase price of the property and one for payment of the transfer tax).

2nd day: Signing of purchase and sale contract and payment by bank check

3rd day: Visit by the foreign investor to the administrative authority of the region in which the property is

located (our recommendation is authorization of one of our associates) in order to apply for the 5-year residence permit.

Note: Confirmation of the property’s registration will be issued by the Land Registry within five working days; the

residence permit can expect to be issued within the next two months.

 

 

ATTENTION: The residence permit is affixed to the investor’s passport. For this reason, the original passport

must be furnished during the procedure for its issuance. To avoid a third visit to Greece, we advise sending the

original passport by courier and, once the residence permit has been affixed to the passport by the duly

authorized lawyer, the passport will be returned – again by courier – to its holder.

Real Estate Purchase & Residence Permit in Greece

For investments up to €250,000 a 5-year permit for residence in Greece with the right to move freely within the Schengen Area

  • Total investment amount of €250,000, with the option to purchase one or more properties
  • 5 + 5 years of residence in Greece and within the Schengen Area for foreign investors
  • 3% property transfer tax
  • Option to purchase leased real estate for rental returns

Since 2013 Greece has offered citizens of third countries permits to reside in the country for five years by purchasing one or more properties of total minimal value €250,000. The residence permit can be renewed every five years, for as long as the investor retains possession of the property. This particular type of residence permit also provides the right of free movement within the Schengen Area along with the right to reside in any other country of that area for up to three months in any six-month period.

The advantages of this type of residence permit include the following:

  •  Once the permit has been granted, it is not necessary for the foreign investor to reside permanently in Greece.
  • The property may be leased, which means the purchaser may choose to buy commercial real estate or property that is already being leased and have the additional benefit of the returns.
  • Buyers have the option of purchasing a number of smaller, less expensive properties, provided the total value is at least €250,000.
  • Another plus is that property transfer tax in Greece has been reduced to 3%. By purchasing real estate in Greece of total value €250,000, foreign investors enjoy the following privileges:
  • The right to reside in Greece not only for themselves but for all family members too (spouse and children up to the age of 20) for a period of five years, with the right to renew the permit for a further five years for as long as the real estate remains in their ownership.
  • The right to move freely within the Schengen Area and to reside in another state in that area for up to three months in any six-month period.
  • Access to the Greek social security and education systems, with the same rights as any Greek citizen.
  • Although the permit does not provide access to the labor market, foreign investors are entitled to hold shares and serve as administrators or chief executives of Greek companies.
